Welcome to Shark Real Estate. By downloading, accessing, or using the App, you agree to these Terms & Conditions (“Terms”). If you do not agree, please do not use the App.

  1. Eligibility

You must be at least 18 years old, or the age of majority in your jurisdiction, to create an account or list a property. By using the App, you confirm you meet this requirement.

  1. Account Registration

You are responsible for maintaining the confidentiality of your login credentials and for all activity under your account. You agree to provide accurate information during signup (via phone, email, or Google) and to keep it up to date.

  1. Listings & Content
  • Users and agents are solely responsible for the accuracy, legality, and completeness of any property listing, description, photo, video, or document they upload.
  • We do not verify ownership, legal title, or condition of any property listed and are not a party to any transaction between users.
  • We reserve the right to remove, reject, suspend, or edit any listing that violates these Terms, applicable law, or our content guidelines, without prior notice.
  • You may not post fraudulent, misleading, offensive, or infringing content.
  1. Agent & Subscription Features
  • Agent accounts may access additional features (promoted listings, dashboards, subscription packages) subject to the pricing and limits shown in-app.
  • Subscription fees, listing-promotion fees, and any other paid features are processed via third-party payment gateways and are subject to the refund/cancellation policy stated at the time of purchase.
  • We may change subscription pricing or features with reasonable notice.
  1. Communication

The in-app chat is provided to facilitate communication between buyers/renters and agents/owners. You agree not to use it for spam, harassment, or unlawful solicitation. We may monitor reported conversations for safety and policy enforcement.

  1. Prohibited Conduct

You agree not to:

  • Impersonate another person or misrepresent your affiliation
  • Upload malware, scrape data, or attempt to interfere with the App’s operation
  • Use the App for any unlawful purpose, including fraud or discriminatory housing practices prohibited by applicable law
  • Circumvent any security or access-control feature of the App
  1. Intellectual Property

The App, its branding, design, and underlying software are owned by Shark Real Estate and protected by applicable intellectual property laws. You retain ownership of content you upload, but grant us a license to host, display, and distribute it within the App for the purpose of operating the service.

  1. Third-Party Services

The App integrates third-party services (Google Sign-In, Firebase, Google Maps, payment gateways, AdMob). Your use of those services is also subject to their respective terms and privacy policies.

  1. Disclaimer of Warranties

The App is provided “as is” without warranties of any kind. We do not guarantee the accuracy of listings, the conduct of other users, or uninterrupted, error-free operation of the App.

  1. Limitation of Liability

To the maximum extent permitted by law, Shark Real Estate shall not be liable for any indirect, incidental, or consequential damages arising from your use of the App, including disputes between users regarding property transactions.

  1. Termination

We may suspend or terminate your account at our discretion if you violate these Terms. You may stop using the App and request account deletion at any time.

  1. Governing Law

These Terms are governed by the laws of Bihar, India, without regard to conflict-of-law principles.

  1. Changes to These Terms

We may modify these Terms from time to time. Continued use of the App after changes take effect constitutes acceptance of the revised Terms.
